The next gold rush in Zimbabwe is affordable housing

A recent conversation with a wealthy countryman based in the United Kingdom took an unexpected turn.

He asked me a simple question:

“If you had my money, where would you invest in Zimbabwe?”

He likely expected me to mention mining, agriculture, tourism, ICT, or renewable energy.

Instead, I said:

“Invest in AI-powered construction and humanoid robots that can build houses.”

He paused, surprised, and asked one word:

“Why?”

My answer was simple.

Zimbabwe is one of the few countries where affordable housing has never been treated as a consistent national priority. For more than three decades, the country has accumulated a massive housing backlog. Every year, thousands of new families are formed, yet the supply of quality, affordable housing remains far below demand.

The result is visible everywhere: informal settlements, overcrowded homes, long waiting lists, and young professionals unable to secure decent accommodation.

Housing is not just shelter. It shapes healthier communities, drives economic growth, improves public health, and restores dignity to families.

Zimbabwe has solved housing shortages before.

Many still recall the work of the former SISK, which developed suburbs and residential areas at remarkable speed and quality. Entire neighbourhoods were built because housing was treated as a large-scale engineering challenge, not a series of isolated projects.

Today’s technology offers an even greater opportunity.

Artificial intelligence, robotic bricklaying systems, autonomous earth-moving equipment, 3D concrete printing, drone surveying, and humanoid construction robots are already transforming construction globally. These tools reduce costs, improve quality, minimise waste, and significantly shorten build times.

Imagine a Zimbabwe where a two-bedroom house is completed in weeks instead of months.

Imagine AI systems designing entire housing estates, calculating materials, managing supply chains, and coordinating construction with minimal delays.

Imagine robots handling repetitive and dangerous tasks while Zimbabwean engineers, architects, technicians, electricians, plumbers, and artisans supervise, maintain, and innovate.

This is not science fiction.

It is already happening elsewhere.

Zimbabwe does not need to reinvent the technology. It needs visionary investors willing to bring it home.

The housing shortage is not only a social challenge; it is one of the country’s biggest business opportunities. Millions of Zimbabweans need homes today, and millions more will need them in the coming decades.

For investors, the question is not whether a market exists.

It already does.

The real question is who will first industrialise affordable housing using artificial intelligence and robotics.

Countries that adopt AI-driven construction will build faster, cheaper, and smarter. Those that do not will continue to face widening housing deficits.

When my friend asked where he should invest, I was not thinking only about short-term returns.

I was thinking about Zimbabwe twenty years from now.

The future will not be built one brick at a time.

It will be built with artificial intelligence. And those who recognise this today will help shape the Zimbabwe of tomorrow.
