PROPERTY developer WestProp Holdings Limited seeks to make its retail project — The Mall of Zimbabwe — the country’s largest such development, with a value of US$100 million.
Currently, South African retail developer Exemplar REITail Limited is finalising leases and redesigning an expanded blueprint for the planned project.
Groundbreaking is set for early 2026.
The project will have a peak gross lettable area of 90 000m². Upon completion, it will be a one-stop “Eat, Shop, Work and Play“ shopping centre, attracting local, regional and international brands.
“The Mall of Zimbabwe will redefine retail in the country. It will be the largest retail complex in Zimbabwe, introducing smart technologies such as digital directories, energy-efficient systems, and modern security,” WestProp chief executive officer Ken Sharpe told businessdigest in an interview.
“The scale and innovation throughout the project will appeal to all demographics of potential shoppers, tenants and investors. Unlike traditional centres, the mall will emphasise both experiential shopping and overall experiences.

“Large-scale events, exhibitions, and interactive spaces will all combine to create a lifestyle destination of global standards. The modern, eco-conscious design, with green spaces and sustainable building practices, will establish The Mall of Zimbabwe as a benchmark for retail standards in the country.”
He said that through its aspirational architecture and layout, The Mall of Zimbabwe would attract new brands to Zimbabwe, encourage competition, and elevate consumer expectations.
“The Mall of Zimbabwe will be a catalyst for job creation and community uplift for the surrounding areas. The US$100-million project is expected to create extensive permanent and semi-permanent employment opportunities both during and after construction,” Sharpe said.
“Opportunities during construction will span the engineering, architecture, project management, skilled trades, and supply chain support sectors. Job creation is expected to run into the thousands in this phase. Additionally, local industries such as cement, steel, and transport will be economically stimulated.”
The project is expected to create permanent employment opportunities in the retail, hospitality, security, maintenance, and management sectors once operational.
“With over 150 tenants, the mall will sustain thousands of direct jobs and many more indirect ones through suppliers and service providers. The project will also provide training and upskilling opportunities, ensuring long-term benefits for the workforce,” Sharpe said.
He said the mall had been designed with inclusivity and a community focus at its core.
“The tenant mix will be carefully curated to create a balanced blend of international anchor brands, regional retailers, and local entrepreneurs. In this way, we will provide retail of international standards while still staying true to our mission of promoting and celebrating homegrown businesses,” Sharpe added.
